Negative Aspects and Conditions

The Assessor will put himself in the place of the customer, and the park must be well maintained and be in a clean and presentable condition at all times. The following conditions will have a negative bearing on the assessment.

Paintwork that is faded, cracked or peeling
Faded or torn curtains and blinds
Surfaces that show undue wear, burn, stains or tears
Exposed pipe work or electrical wiring
Rusty and leaking water pipes, taps and drains
Dusty or marked shelving
Unclean windows
Cracked or broken light fittings
Dirty light fittings, ceiling fans, extractor fans and ledges
Fly marked or long-term dirty lighting or dead insects visible in light fittings
Dusty, rusty, leaking or poorly maintained equipment. (Washing machines, driers etc.)
Floor surfaces that show evidence of undue wear and tear, stained, have worn, burnt and badly fitted carpets
Poor ventilation in ablutions, sculleries and public areas
Neglected inaccessible areas e.g. under and behind machines, refrigerators, etc.
Unclean and tattered seating
Unclean greasy sinks and washbasins
Cracked or stained sinks and washbasins
Damaged, broken or rotten draining boards and shelves at washing facilities
Missing plugs and plug chains
Shower curtains that are mildewed marked or stained
Inadequate hand drying facilities in toilets
Cracked or silvering mirrors
Missing locks, broken or missing or clothes hooks in bath, shower or toilet cubicles
Grout between tiles or around baths and washbasins that show grime, algae or areas that have grout-gaps
Doors that fail to close
Toilets that has missing, cracked or broken toilet seats or covers
Playground equipment that is rusty, poorly painted, broken or has rotting woodwork
Signage that is unclear or difficult to find or read
Clogged drains
Any areas that show neglect in the shower, bath or toilet cubicles, behind the doors, in and around the toilets (including seats), around urinals, behind pipes, below and behind washbasins, shower mats and duckboards, high and low drainage points
